New car-lite, waterfront Bayshore estate to have 10,000 homes as part of Bedok town; 2 BTO launches in 2024

The upcoming Bayshore waterfront residential estate in Bedok is set to bring approximately 10,000 new homes, with a significant portion, around 7,000 units, allocated for public housing. This extension of Bedok town, situated on a 60-hectare reclaimed land bounded by Upper East Coast Road, Bayshore Road, and the East Coast Parkway, is designed to offer an urban and well-connected environment. The Housing and Development Board (HDB) will launch the first two Build-to-Order (BTO) projects in Bayshore in 2024, featuring flats with full-height windows for splendid waterfront views, either facing East Coast Park or the Bedok town. These BTO projects are likely to fall under the new Plus housing model due to their strategic location and proximity to various amenities and transport nodes. Residents will enjoy the convenience of walking to the upcoming Bayshore and Bedok South MRT stations on the Thomson-East Coast Line.

Moreover, Bayshore is designated as a car-lite estate, aligning with the government’s vision of a more sustainable city. This initiative aims to free up space for public facilities and greenery by reducing parking provisions. It includes the creation of transit priority corridors with integrated bus lanes, wider footpaths, and dedicated cycling paths. In particular, Bayshore Drive will feature a 400-meter bus-only transit priority corridor, serving as the main thoroughfare and offering an array of amenities such as shops, eateries, supermarkets, and medical facilities.

The estate will also be equipped with a range of features, including a new integrated development connecting to the future Bedok South MRT Station and a bus interchange. Cycling and walking paths will be integrated, facilitating easy access to MRT stations and public transport nodes. Green spaces and parks will be interspersed throughout the area, along with a new central park, linear park, and rustic-themed playgrounds. The estate is designed to be smart and sustainable, using software to optimize natural ventilation and incorporating solar-ready roofs and a pneumatic waste conveyance system. It aims to encourage residents to adopt an active lifestyle through walking trails and interactive, educational play spaces. Bayshore estate is poised to offer a modern and green living environment with an emphasis on sustainable, car-lite commuting and easy access to parks and amenities.
